Renovating houses and buildings in Spain

Renovation means revealing what a building already has: structure, height, materials and memory. We turn old houses, Catalan farmhouses, industrial units and terraced buildings into contemporary, comfortable and efficient homes.

Renovation: Loft Gràcia I

Survey before design

Measured survey, structural inspection and a review of the rules (heritage protection, change of use). You know from day one what is possible and what it will cost, ideally before you buy.

Keeping the character

We restore stone walls, Catalan vaults, beams and factory windows, and pair them with contemporary steel, glass and timber.

Comfort and efficiency

Insulation, new windows, heat pumps, ventilation and home automation, integrated without spoiling the building. A good renovation adds value and cuts running costs.

Frequently asked questions

How much does a full renovation cost in Barcelona?

It depends heavily on the condition of the structure, façades and services and on the finishes, so we don’t give generic prices per square metre. After a survey visit we give you a specific estimate for your property.

How much does it cost to renovate a masia?

Every masia is different: cost depends mainly on the condition of walls, floors and roof, the services to be installed and whether it is listed. That is why we always start with a survey visit.

Can you inspect a property before I buy it?

Yes. A pre-purchase survey lets us assess feasibility and renovation budget so you can buy with confidence.

Can a commercial unit or warehouse become a home?

Often yes, if planning rules allow it and habitability standards are met. A change of use needs an architect’s project and a permit; we check it before you invest.

Do I need a major works permit to renovate?

Yes, whenever the work affects structure, façade, volume or use. Simple interior works follow a lighter procedure.

Do you have a plot, a house or a building with potential?
