An architect to build your new home in Spain

We design and oversee new-build homes shaped around one family and one site: orientation, views, privacy and a calm architecture that ages well. From the plot study to handing over the keys, with a single point of contact: Joan Bach.

New build: Casa Cristal

From plot to home

Before drawing anything we study the plot: planning rules, buildable area, topography, sunlight and views. If you have not bought it yet, we help you judge whether it suits the home you have in mind.

Bespoke architecture

Every project starts from how the family lives. Fluid spaces, controlled daylight and honest materials. We also design landscape, pool and interiors so the house works as a whole.

Site management and cost control

Planning application, construction drawings, contractor tendering and regular site visits. The goal: a home built exactly as designed, on time and on budget, even if you live abroad.

Frequently asked questions

How much does it cost to build a house in Spain?

We don’t publish prices per square metre: for a high-end home they vary widely with the plot, size, construction system and finishes, and a generic figure would be misleading. After visiting the plot we prepare a first estimate for your project and, with the construction drawings, obtain fixed quotes from several contractors so you know the real cost before work starts.

How long does it take to build a house in Spain?

It depends mainly on the town hall, as the building permit is the most variable stage, and on the complexity of the house. At the start we give you a stage-by-stage schedule (concept, permit, construction drawings, tendering, build) and keep it updated. With 360° architecture, continuous site follow-up is there precisely to prevent delays.

What are an architect’s fees for a new house?

They depend on the scope (design only, design and site management, interiors…) and on complexity. After the first meeting we send a fixed fee proposal broken down by stage.

Can you manage the project if I live abroad?

Yes. We handle the Spanish paperwork, hold video meetings and send regular site reports with photos, so you only need to travel for key decisions.

Can you check a plot before I buy it?

Yes. We review planning rules, buildable area, topography and hidden costs such as retaining walls and utility connections, so you know what you can build and what it will cost before you sign.

Why work with an architect in Barcelona?

A local architect knows the planning rules, town halls and contractors, can sign the project and run the site. Joan Bach works in English and coordinates everything for international clients building in Catalonia.
