How we work

360° architecture: we stay on top of every stage, with continuous site follow-up and timely decisions to cut timelines and optimise costs, wherever you live.

  1. First meeting

We listen, visit the plot or property and give you an initial view on feasibility, timing and budget.

  2. Concept design

Layout, massing and a 3D model. We refine it with you until the house fits your life and your budget.

  3. Planning and permit

We prepare the application for the town hall and manage the building permit and other approvals.

  4. Construction drawings

Detailed drawings, specification and quantities so contractors can give comparable quotes.

  5. Site management

Weekly visits, quality and cost control, and reports with photos for every decision.

  6. Interiors and handover

Bespoke furniture, lighting, landscape and final snagging. We hand over a home ready to live in.

Frequently asked questions

What are an architect’s fees in Spain?

They depend on the scope (design only, design and site management, interiors…) and on complexity. After the first meeting we send a fixed fee proposal broken down by stage.

Do I need to be in Spain during construction?

No. We send regular updates with photos and only need you for key decisions such as materials and final handover.

Can you help me choose a plot?

Yes. Before you buy we check planning rules, buildable area and hidden costs, so you know what it will cost to build your house in Spain.

How long does a building permit take?

It depends heavily on each town hall and on any requests for additional documents, so we don’t quote a generic timeframe. A complete, well-justified application from the start is the best way to avoid delays.

How is the contractor chosen?

We tender the same drawings and quantities to several trusted contractors, compare price, timing and solvency, and recommend the best fixed-price offer.
